12 Oceanfront Miami Beach Condos

These are condos in 5 of the top buildings in Miami Beach and Bal Harbour. Which one is best for you depends on your personal preferences and where you would ideally like to be located - whether it is South Beach or somewhere else; the type of building you prefer; the neighborhood; the amenities that are important to you; the type of unit you like; and the views and which floor you want.

These are all good buildings. They offer different floor plans, amenities and conveniences based on their location and neighborhood.

In South Beach, I included the Setai, Continuum 1 and Il Villaggio. The Setai is the most expensive on a square foot basis ranging between $1,600 to $2,000 per sq.ft. for direct oceanfront condos. There is a lot of activity there as the Hotel is also there. The amenities there are very good. The restaurant, bars, 3 pool areas and the Spa make it very attractive. Potential negatives are not as much square footage as others in same price range, and more of a busier, transient ambiance. The Continuum 1 is the South Tower and it along with the almost completed North Tower sit on 13 acres at the very south point of south beach next to the Government Cut, which is where all the cruise ships and other ships travel through as they leave the Port of Miami. It has a very large pool area, a 25,000 sq. ft. gym/spa facility, 3 very nice tennis courts (if you like tennis). It is more low key than the Setai. Il Villaggio is probably the nicest of the three. It has large units and is very private with 10 elevators servicing the 10 different lines in the building. It has very nice amenities as well. Right now there is only condo for sale in the $2 million range ($2mil-$2.9mil).

In mid-beach about 3 miles north of south beach, there is the Bath Club. It was completed a couple of years ago, and it offers the best value on Miami Beach right now for several reasons. It is a lower price per square foot than the other top buildings and offers more amenities than just about any other building. The area around it is still developing and will continue to improve. The units are very large with generous terraces. It looks and feels like a resort. There is a very nice spa/gym, 2 tennis courts, pool and a restaurant.

One Bal Harbour was just completed. Some units are still closing. It is unique in that it is located on the NE point of the beach right next to the Haulover Cut, the next waterway after Government Cut through which boats can travel through to reach the ocean. It is next to the Regent Hotel, which operates as a hotel and a condo-hotel, so One Bal Harbour can utilize the amenities of the hotel as well.
